Mixed-Use Complex Hraničná – Bratislava, Ružinov
The Hraničná Mixed-Use Complex brings a modern combination of residential living, hotel services, and civic amenities to Hraničná Street in Bratislava’s Ružinov district. Two separate buildings – a residential block and a hotel – form an urban block with a south-oriented inner courtyard full of greenery and leisure areas. The ground floor offers retail and services, while the underground levels provide parking and technical facilities, minimizing the need for surface parking.
The urban design respects the transition between the original residential and industrial zones and helps transform the area into a coherent urban structure. The project brings revitalization of public spaces, new pedestrian and cycling connections, tree-lined streets, and a high-quality living environment.
Sustainability, BREEAM, and EU Taxonomy The project is being developed in accordance with BREEAM certification requirements and the goals of the EU Taxonomy. Key measures include:
- Climate change mitigation – high-performance building envelope, external shading, and energy-efficient heating and cooling systems
- Climate change adaptation – green courtyards, tree planting, and rainwater retention systems
- Circular economy – recycling of materials from demolished structures and the use of durable, locally sourced materials
- Healthy indoor environment – emphasis on natural lighting, low-emission materials, and quality ventilation
- Mobility – most parking is provided underground, with infrastructure for cyclists and charging stations for electric vehicles
The Hraničná Mixed-Use Complex represents a new urban block that combines housing, hotel, and services with a focus on quality of life and environmental responsibility, while also aiming for BREEAM certification in line with the principles of the EU Taxonomy.
